Little of note for building in South Australia Budget

Housing announcements focused on long-term delivery, not short-term impact.

The 2025/26 South Australia Budget contained few new major announcements and does little to change the near-term building outlook for the state. With an election looming next March, some announcements may have been held back for the campaign and will emerge later in the year.

  • Housing received modest attention, with $375 million of funding provided for the Playford Alive East and Southwark precincts over the next nine years. These projects are estimated to deliver a total of 2,600 new dwellings, with respective affordable housing components of 30% and 20%.
  • The budget also allocated the $135.1 million of funding the South Australia Government received under the Housing Australia Future Fund (HAFF) Facility -Round 2. This will be passed on to projects, aiming to meet the state’s share of the 5,000-dwelling target nationally for this round of the HAFF. Overall, the housing announcements represent a relatively marginal annual addition to new residential dwelling supply in the state, given the extended timeframes.
